Analysis of the residential market on the Costa del Sol.

The Costa del Sol is experiencing a period of unique maturity, evolving from the second-home market to the concept of "leisure living," much more geared toward more demanding international senior clients.

Far from the expansionary cycles of the past, the current market is supported by stability, product quality, and a constant international demand that continues to absorb the available supply without tension or imbalance.

According to data analyzed by Alatus Residential Services, the unit sales pace will remain stable until June 2025, with figures practically identical to those of the previous year.

This performance confirms the strength of demand, even in a context of rising costs, and reflects a market where supply is precisely aligned with buyer expectations.

Leisure Living: The New Concept of Second Home

The term second home no longer fully defines what is happening on the Costa del Sol.

We are talking about “leisure living,” a more contemporary and less seasonal concept. These homes are designed to be lived in for longer periods of time throughout the year, with spacious living spaces, functional outdoor areas, and amenities that facilitate a longer stay.

New developments demonstrate this: the products launched in recent months offer larger surfaces and more generous layouts, adapted to the lifestyle of a customer who combines remote work, relaxation, and socializing.

The developer has understood that today's buyer isn't looking for a "second home," but rather a second way of life.

An established European buyer

The dominant profile is that of a buyer from the Central European region—mainly the Netherlands, Germany, Belgium and Poland—with an average age between 55 and 60, financially established, active, and highly demanding.

This customer doesn't buy for speculation, but rather to enjoy and improve their quality of life. They value privacy, design, climate, and security, but also a more emotional connection with their home.

Experiential sales: the customer at the center of the process

In recent years, customer experience (CX) has become the cornerstone of marketing.

Points of sale and their staging have evolved toward phygital environments, where technology and sensory experience combine to offer an immersive visit:

  • Showrooms with real-life qualities, virtual recreations, and interactive tools that allow the final product to be visualized.
  • More specialized and multilingual sales teams, capable of supporting the buyer throughout the entire process.
  • Careful after-sales service, with personalized follow-up and hospitality standards inspired by the hotel industry.

This evolution places the customer at the center, reinforces trust, and elevates the perceived value of the product, driving loyalty and recommendations.

Outlook 2026

Everything points to a stable and sustained market, with an increasingly curated offering and a more selective audience.

Leisure housing is consolidating as the new structural axis of the Costa del Sol residential market, less subject to seasonality and more closely linked to quality of life.

The challenge for the sector will be to continue creating housing experiences that integrate comfort, sustainability, and outstanding customer service.
